Am I Ready to Be a holiday home HoST?

Short letting is ideal if you are looking to rent your property for a limited period and offers guests a great alternative to staying in a hotel or serviced apartment. Private rental accommodation is popular with tourists, professionals coming for work, people getting to know a new area and people visiting friends.

It provides hosts flexibility to come and stay while generating extra income for periods the property is available.  We can quickly guide you through the process and explain the in’s and out’s to become a successful host.

WHY do i need a property management company?

A holiday let management company like Bread and Butter can take the hassle out of renting your property and provide the expertise to get the best returns.

There is a lot of work and knowledge required both in setting up a property for rental and managing it on an ongoing basis. Most hosts don’t have the time to do this.

Bread and Butter Property Management is an established holiday let and Airbnb management company operating locally to help you manage your property.  We have the necessary tools to quickly get you up and running and can provide support wherever you need it.

what services do we provide you?

We create your listing and then get it live on the platform of your choosing (eg Airbnb).  We will then manage the bookings, communicate with your guests and deal with the check-in and check-out.  When a guest vacates your property we’ll organise the cleaning, do the laundry (towels, linen etc) and top up the toiletries.  We will also flag any maintenance concerns and can take care of those too for an additional fee.  You will be paid as normal, minus 15% of the total booking fee.  There are no hidden charges or contracts to sign and you are free to terminate our partnership whenever you like.

where will my property be advertised?

We cover all the main short term rental advertising sites such as Airbnb, Booking.com. HomeAway, Expedia.com, HolidayLettings, Housetrip and many others, just let us know what sites you are using to advertise your property. We have a dedicated team and software that will keep track of all your property bookings, which ensures there are no crossovers between stays booked on different platforms.  If you are new to hosting we can advise you which is the best platform for your property.

what about insurance?

Depending on the site you advertise on, some of the major ones offer insurance cover in the case of damage (eg Airbnb host guarantee: www.airbnb.co.uk/guarantee), its advisable you read the terms to understand what is and is not covered. 

HOW MUCH COULD I EARN AS a HOST?

This depends on many factors such as the area your property is located in, the size and finish of the property, the time of the year, the level of accommodation available in the area, etc.

how much will it cost?

Please visit our pricing page and contact us for a more detailed and free estimate for how much your property could earn.

We operate on a flat percentage based model with the advantage that if we don’t get bookings then we don’t get paid so we are incentivised to get you bookings.

There is no contract and you are free to terminate our partnership whenever you choose.

can i still use the property?

Yes, you have total control of when you’d like the property for you own use.  We will simply block that time in our booking calendars leaving this time available for you to use your property.

can you manage my existing holiday home?

With pleasure!  Whatever platform you are currently using we are happy to take over the day to day management of your property and bookings.  Get in contact with us today and we can get things moving for you.  If you already have a profile, we can use that or we can operate your property from our Bread and Butter profile – the choice is yours.

what about changeovers and cleaning?

We provide a full cleaning service when your guest leaves the property and will renew linen, towels and toiletries.
